18 (2) is lawyer being creative using what’s in the lease to seize the premises. There’s a lot more to this. Something must’ve really pissed off the Landlord. Either spa owner walks away and cuts their losses or take legal action with no guarantee of anything positive. Landlord can have deep pockets and can drag it out. Either way, it won’t end well for the spa owner.

As usually if you pay rent on time and don't cause any trouble they won't bother you.

Evicting them for not having proper business license is quite unusual.

Operation turned into a “in your face” type that wasn’t with prior owner/management. Many Landlords tolerate this but doesn’t look like this one does. This complex is quite large with many respectful businesses many medical in nature. Good luck fighting this owner.
