BIA is quite right regarding the professional indemnity, but although the public liability is essentially down to the owner of the building (unless you sign a contract saying you are responsible) you will still need public liability in case that your client injures themselves while in your care v- this could be tripping over your equipment for example - Also, some office owners will ask you to sign a contract stating that while you are 'in possession' of a room you are responsible for everything in it, so if a client sat on a chair, it collapsed and they were hurt, the owner would say you were liable as you should have checked that everything that was in your care was safe.
